Balcony Balustrade Guarding Heights Across Countries

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]Building codes for balconies differ across the world due to various opinions and the geographic and demographic differences of the population. Some of the factors driving the minimum balustrade guarding heights include the average height of the population, geographical location, and the type of building.

Keeping the following factors in mind, local governing bodies set the minimum balcony balustrade guarding heights for the country. Now let’s look at the differences in the requirements across several countries in the world.

How much do balcony requirements across different countries differ?

Balustrade Height Requirements in the United Kingdom

According to the building standards in the UK, listed in Part K of BS6180 and BS8579, a balustrade should be at least 1100 mm high. Additionally, it also states that a 100 mm sphere should not be able to pass through the balustrade, and it should not be easy to climb.

Balustrade Height Requirements in New Zealand

According to Clause F4 of the Building Code in New Zealand, the barriers of balconies and decks of detached dwellings and of those within household units of multi-unit dwellings must have a minimum height of 1000 mm. The height of the balcony barrier is measured vertically from the finished floor level. They should be durable and provide safety from falling.

Balustrade Height Requirements in Canada

Based Parts 3 and 9 of the National Building Code in Canada, guards are required for balconies and decks that are 24 inches (60 cm) above grade. The minimum height of a balustrade in such cases has to be 1070 mm or 42 inches for commercial buildings and 900 mm or 36 inches for residential buildings. The guards should not have an opening greater than 100 mm or 3 7/8 inches.

Balustrade Height Requirements in Europe

A balustrade in Europe needs to comply with the third part of the EN ISO 14122. According to the European standards, a balustrade needs to have a minimum height of 1.10 m and the distance between adjacent railings should not exceed 1.50 m. Additionally, to prevent someone from slipping under the handrail, the distance between horizontal elements cannot exceed 500 mm.

Balustrade Height Requirements in Ireland

Balcony guards in Ireland need to be built in compliance with Clause K of the IS EN 1991-1-1. These state that balconies need to be designed to protect the user from the risk of falling. Having well-fortified guards is crucial to the safety of the user. Balcony guards must be sturdy and must be on every side of the balcony. They should discourage young children from climbing and they should not have any element that might provide a foothold, like horizontal rails.

The top surface of the handrail should be at a height of between 900 mm and 1000 mm when measured vertically. A sphere of diameter 100 mm should not be able to pass through any openings in the guarding.

Balustrade Height Requirements in Australia

As stated in part 3.9.2 of the Building Code of Australia (BCA), the minimum height for balustrades or other barriers is 865 mm above the floor landing. Additionally, the handrails must not have any kind of climbable elements between 150 mm and 760 mm off the floor. Horizontal balustrades are not allowed on balconies. Vertical balustrades should not have any kind of foothold, to ensure they are not easily climbable.

General Recommendations for Designing Balcony Balustrades

For those designing balcony balustrades, we recommend that you design the balustrades to be at least a little bit higher than the mandatory height requirements in the country. For those designing balconies for the top floors of high-rise buildings, you need to take into consideration the exposure to wind at height. Sapphire team are raising money for Multiple Sclerosis Society

Well, quite simply, it’s because we understand that the Covid-19 pandemic presents new worries and challenges for those who live with MS and their families. The effects of this condition on the physical and mental health are held particularly close to our hearts as many members in our company have family members or know those who have MS and understand the severity and disabling nature of the disease which is yet to have a cure found.

Guided by our principle ‘innovation to prosper the community‘, we believe that in these times we should not decrease, but increase our level of charitable giving and do whatever we can to support those facing further difficulties.

So this month, company-wide we have decided to rally behind an organisation that centres in supporting, campaigning, and researching for the MS community – MS Society.

Roundtable Summary: Reducing Fire Risk – The Shard

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]The Highrise Resibuild event at The Shard on the 6th February was a hive of activity with two morning roundtables, 7 CPDs and a keynote speech. The roundtables in the morning involved a gathering of industry influencers, one table discussed the challenge of reducing fire risk while the other debated speed vs quality and the value of MMC. For the remainder of the day we focussed primarily on fire risk in high rise residential construction with a range of CPD providers covering all aspects of high-rise construction.

At the fire roundtable attendees discussed recent residential fires and the standards followed by the industry. One example raised was the difference between the construction and automobile industries. Car manufacturers must meet the minimum of the MOT standards, but this is the baseline not the standard they aim for. One attendee raised the point of the lack of standardisation in buildings arguing that while the car industry is driven by producing a high volume each building is based on an individual scenario. Hackitt identified this as a major need for change in the industry and that the focus should be on the outlook rather than box-ticking.

At the speed vs quality roundtable there was a lively debate about the benefits and concerns surrounding adoption of MMC. One point raised was that in modular construction there is a strong need to ensure all the components come together seamlessly. To achieve this, high standards of quality control are needed with greater integration of suppliers.

A further point raised was the risk of a skills shortage and the impact this will have on on-site labour. A pitfall of on-site construction is the disparity between what is specified and what is carried out on site. A key point raised was the difference in offsite manufacture is the level of oversight and quality control that ensures the specification is fully carried out.

At both roundtables the consensus was that in each industry challenge an important part of the solution is collaboration and cooperation between professionals throughout the supply chain.

Meeting the Needs of Beaumont Court and Richmond House

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]Beaumont Court and Richmond House was a challenging project because it was a renovation of a long-derelict building. This meant that the exact strength of the existing floor substrate was unknown, and a solution needed to be found to ensure the rigidity of the balconies.

The building had been out of use for an extended period of time and had become a well known eye sore in Southend on-Sea.

Working alongside the site team and engineers our designers developed a unique anchor that met the needs of the project. The system incorporated both a connection to the slab and to tie wires to ensure the balconies were safely secured to the building.

Due to the size and weight of the balconies the load had to be carefully considered in engineering the post-fixed anchors. The brackets fixed the bottom of the balcony to the slab and incorporated fixings to connect the tie wires of the balcony below back to the building.

The tie wires gave a unique aesthetic to the balconies while also improving their rigidity and reducing deflection. The wires in combination with the unique anchors took the momentum forces in a similar way to traditional bolt-on/Glide-On™ balconies.

The design of the building included feature ‘boxes’ which included inset balconies placed above the rest of the balconies. This meant our balconies needed to be installed carefully around the existing structures.

Our counterbalance made manoeuvring the balconies into position for quick and easy installation a breeze. Installers remained inside the building behind our internal door guard system while the balcony was guided into position and locked into place.

The project is part of a wider regeneration of Southend on-Sea which, according to Pluto Finance partner Justin Faiz “will deliver much-needed residential accommodation in Southend and contribute towards the regeneration of the town centre”.

Beaumont Court and Richmond House is located in the town centre just minutes from the beauty of the Essex coast and the Sapphire balconies will provide residents with stunning views over the Estuary.

Facilities include restaurants and a gym providing residents with luxurious living in an up-and-coming area within easy commuting distance from central London. According to Savills the south east of England is predicted to benefit from an average house price growth of 26.4% making this project a great investment for residents.

Beaumont Court and Richmond House combines the benefits of city working with seaside living and delivers all the high-end amenities residents could need.

Sapphire Beats the Clock at Watford Riverwell

While it’s no surprise that time is of the essence on site, the Watford Riverwell project had a particularly tight timescale for delivery and install of balconies. We rose to the challenge, keeping the project programme on track thanks to our Rigid.Ready.Right. brand promise.

The Watford Riverwell development built in partnership between Kier Property and Watford Borough Council is transforming 70 acres of contaminated brownfield site into a flourishing community. The project boasts 750 residential units, office, leisure and retail space as well as 4.5 acres of green open space.

The development has already elevated the local area as the River Colne and surrounding banks have been cleared, restoring it to its former tranquillity to the benefit of residents. The formerly industrial land is being given a new lease of life by being regenerated into a peaceful family-friendly neighbourhood including a new primary school and improved public spaces.

We were instructed to supply 84 Glide-On™ Cassette® balconies with vertical bar balustrades for the Woodlands phase of the Watford Riverwell project.

Schoeck anchors were chosen and cast-in but some were, unfortunately, cast incorrectly positioned, presenting a challenge for the Sapphire accredited installers. Delays to the balcony install would have been a significant issue for this project as time constraints were especially tight.

With traditional bolt-on balconies, misaligned anchors would cause significant delays. Fortunately, the Glide-On™ system can enable a +/-20mm tolerance so, despite the misplacement of the anchors, the balconies were successfully installed.

With consideration for the site programme, the balconies were prefinished offsite ahead of the deadline on an efficient and quality-controlled production line at our Winchester facility and safely stored until ready for install.

Once the site was ready balconies were loaded and ‘nested’ onto pallets to minimise the number of lorries heading to site and improve the efficiency of install. Reduced lorries not only reduce emissions and transport costs, but it also ensures minimal traffic onsite keeping the flow of deliveries as smooth as possible.

A further benefit of the Glide-On™ system to the Watford Riverwell scheme was that balconies could be installed in any order required to fit with the work of rest of the trades onsite.

Unlike bolt-on balconies, no installer is required to work under a live load and as they are installed from inside the building, there is no need for a ground-up approach. The flexibility this afforded meant time onsite could be organised more efficiently to meet the programme completion deadline.

The Sapphire Rigid.Ready.Right. brand promise meant that costly delays were avoided as the balconies were Rigid, meeting our high standard of deflection (L/360 twice the British standard of L/180), they were Ready ahead of the agreed date and they were Right, first time.

When asked how our balcony system compares to traditional balcony methods the project manager said “Miles apart. Glide-On™ is far superior”. The rapid speed of install also took the project manager by surprise saying he “didn’t believe it would happen”.

Speedy Installation Stuns at Woodberry 1B

Sapphire’s innovative offsite prefinished balcony system enabled all 20 balconies to be delivered and installed rapidly at North London’s Woodberry Down. All balconies were delivered and installed in a single day, leaving onlookers stunned. Berkeley Group themselves were doubtful this could be achieved until it unfolded in front of them.

Balconies were manufactured offsite in one of Sapphire’s production facility while connections were being completed. With the building prepared the prefinished balcony units, complete with glass balustrades and soffits, were transported to site ready for fixing to the façade using the system’s innovative connectors. Sapphire’s fast-track solution saved the housebuilder time, labour and crane hire charges. Once again, Sapphire’s Glide-On™ system has allowed record-breaking balcony installation speeds. As soon as the installation team got up and running, they were able to unload and install a lorry-load of six balcony units in just under an hour. In addition, Sapphire designed special first-fix bracketry to suit the apartment building’s timber frame construction.

Aimed specifically at the high-rise housebuilding sector, Sapphire’s Glide-On™ balcony system makes balcony installation simpler, faster and more cost-effective. Allowing high quality residential projects like Woodberry Down to have balconies installed rapidly and to excellent factory quality standards. Manufacturing and finishing balconies in its factories allow Sapphire to maintain a high degree of quality control and efficiency. In addition, Sapphire’s offsite solution helps minimise site time and associated costs, such as scaffolding and crane hire, and product quality is kept consistently high compared with completing more of the work on site.

Balconies installed on the apartments at Woodberry Down incorporate Crystal® glazed balustrades. The structural glass panels are combined with a stainless-steel top rail which enhances the minimalist appearance whilst offering high corrosion resistance. Being a frameless balustrade system, Crystal® requires no vertical support posts so residents can enjoy clear views over the capital.

In addition to this phase of Woodberry Down, Sapphire has also manufactured and installed over 150 glide-on balconies for Skyline, the development’s 30-storey residential tower. Once all phases are completed Woodberry Down will deliver around 5,500 new homes, situated alongside reservoirs and open spaces and yet just a short distance from Central London and the City.

Tackling UK Balcony Fires – Post-Event Summary

On 3rd December we hosted an event for architects, specifiers and contractors aimed at tackling UK Balcony Fires and reducing the fire risk on high rise residential buildings.

The all-day event was held at one of London’s most prestigious tall buildings – The Gherkin. To start the day, Sapphire hosted a roundtable breakfast discussion on reducing the incidence of balcony fires. Attended by 8 key individuals from all areas of the construction industry including architects, structural engineers, developers, a representative from the Ministry of Housing, Communities and Local Government, and other industry bodies. This was an excellent opportunity for an essential cross industry discussion.

The second part of the day was a series of Thought Leadership presentations, interspersed with valuable networking sessions, allowing each delegate to discuss individual technical information.
The event attracted around 100 delegates.

The Thought Leadership presentation was split into two separate CPDs, Balcony Fires and Balcony Design.

Balcony Fires CPD
This presentation offered clarity on current fire regulations, including guidance from the recently announced Cladding Ban and its effect on balconies. It also looked at current case studies of balcony fires, explored common causes and offered design solutions to reduce the danger.

Balcony Design CPD
In the absence of a balcony specific standard we, at Sapphire have explored the thousands of pages of various regulations, and added our findings to deliver a clear understandable presentation which explores the requirements that need to be met as well as innovative solutions for balcony design
