Why should I consider MMC?

Clients often come to us with an expressed wish to implement MMC on their project without necessarily understanding why they want to, nor the impact it will have upon their business.

How should I plan my approach to MMC?

Once you’ve established your outcomes and the optimal MMC approach, the next step is setting up a robust performance monitoring process.

This will provide you with valuable data to prove that the use of MMC delivers better outcomes, time, cost, performance and quality benefits. This data will also give you a benchmark from which to build and improve upon.

Frankly, there is no point in adopting MMC if the benefits can’t tangibly be seen beyond what has been done before – ultimately, if clients’ recorded data proves MMC is better, more will follow, and uptake will increase.

How can I train my team to get the most out of MMC?

You may need to consider additional training to allow your team to unlock the full potential of MMC and associated digital tools. Whilst the materials used in most MMC solutions will be familiar, the processes are different and may require investment in upskilling the workforce to utilise the technology, maintain the building or manage the process.

The current capability of your team, your delivery model and more will impact the level of input needed. Integrating MMC solutions and technologies into any organisation can be complex, and so we would advocate undertaking a skills audit as part of the consideration of the impact of any changes on the people or team which will be using them.

It’s crucial to remember that large sections of the industry were trained in a pre-digital age. There may be pre-determined or sceptical views arguing that they’ve ‘always done it this way’ and will need very good reasons to adopt new methods of construction.

Developed in collaboration with the renowned construction company Sisk, and previously showcased at Wembley’s NE02 development, the Clip-On™ connection serves multiple ground-breaking purposes – optimising thermal efficiency, enhancing safety by minimising the risk of fire and connecting directly to a pre-cast façade.

According to Sisk, the focus was on optimising thermal efficiency and safety by reducing thermal breaks through the facade. The lightweight (350kg) aluminium clip-on balcony system for NE02/NE03 at Wembley Park is a testament to this commitment.

Whilst the thermal values which need to be achieved apply to the whole building, not isolated components, to meet Part L regulations, and the requirements of other standards, balcony connections must have thermal breaks to stop cold bridging occurring at these junctions.

Firstly, consideration must be made of the number of anchors which are being used. Quite simply, the more points the facade is penetrated the more potential areas of thermal bridging.

Choosing an anchor which has very good thermal performance, but poor structural performance is likely to not only cost more but not provide the thermal benefit of having a similar performing thermal anchor which enable fewer connections to be used.

The Cassette® balcony system is considerably lighter in weight, (primarily because of its aluminium construction) and the anchors used are considerably stronger than other options available which both mean that the number of anchor connections required can be reduced, saving cost and minimising cold bridging.

Another consideration is the post-Grenfell combustible cladding ban which prohibits the use of any combustible material on the exterior of buildings over 18 metres. As a solution, we are happy to offer the Sapphire StubGuard™ as an option on your project. For more details get in touch.

Wembley Park is no stranger to Sapphire Balconies, and the NE02 is the latest development in the area, spanning several high-rise residential units in northeast Wembley, overlooking the famous Wembley Stadium.

At Vision Construct 2023, Sapphire Balconies unveiled The Next Generation suite, a significant advancement in construction. These balconies feature an ultra-low carbon framework, reducing CO2 emissions by 19% in stages A1-A5, marking a notable sustainability achievement for Sapphire.

John Voyce (Sisk) has highlighted the uniqueness of the system, stating, “It’s all about optimising thermal efficiency—trying to reduce any thermal breaks through the facade—but also safety by making sure we’re reducing any risk of fire.”

Streamlined by Innovation: Clip-On Low Carbon balconies

The challenge at the NE02 development was in designing a truly innovative Clip-On Low Carbon balcony connection to pre-cast façade panels, in collaboration with both Sisk and Techrete. Another part of the challenge of the project was to make the lives of the panel manufacturers easier, removing risky, time-consuming and costly processes when compared to working in and around stubs.

The Clip-On low carbon balconies, developed in collaboration with leading construction company Sisk, serves multiple purposes: optimising thermal efficiency, enhancing safety by minimising the risk of fire and connecting directly to a pre-cast façade. The focus was on optimising thermal efficiency and safety by reducing thermal breaks through the facade. The lightweight (350kg) aluminium clip-on balcony system for NE02 is a testament to this commitment.

Connection to pre-cast façade panels (rather than having to take moment connections back into the structure) was crucial for this project. By fixing just to the outer panel, coordination was made much simpler and elements such as air and water sealing are better as a result. Thanks to the pre-cast façade panel connection, thermal bridging was eliminated entirely, making the building more efficient as a whole.

Given the excitement in the industry, the Clip-On Low Carbon balconies have been shortlisted and become finalists in several industry awards. The Horlicks Factory, a heritage site located in Slough, Berkshire, is a project that stands out not only for its historical significance but also for its innovative approach to modern living. The iconic factory tower and facade, elements of the site that are listed, were thoughtfully incorporated into the architect’s design, paying homage to the site’s rich history. Berkeley Homes, recognising the importance of blending this heritage with contemporary design, engaged Sapphire Balconies early in the development process. The goal was to create a unique balcony design that was cost-effective across the scheme and leveraged the benefits of offsite manufacturing, both for projecting balconies and the more complex inset balconies.

How Sapphire Made It Simple

The challenge lay in designing balconies that would resonate with the industrial “architectural language” of the Horlicks Factory while ensuring modern efficiency and sustainability. Sapphire Balconies rose to the occasion by developing a method for manufacturing these inset balconies offsite, complete with mechanically fixed brick slip fascias. This innovative approach was realised at Sapphire’s Winchester factory, allowing for the intricate detailing and deep, industrial-style balconies to be produced with high precision and quality.

The inset balconies, featuring brick slip fascias, were designed to be extra deep, enhancing the industrial aesthetic of the development. By choosing to manufacture these components offsite, Sapphire not only ensured a cost-effective solution but also addressed potential complexities associated with onsite construction. Issues such as thermally breaking the balconies on three sides and solving drainage complexities were significantly simplified. The offsite manufacturing process also meant that the facade around the balconies could be completed without the logistical and technical challenges that concrete balconies might have posed, reducing susceptibility to long-term issues.

History

The Grand Canal connects Dublin with the River Shannon in the West, originally used as a means of both improving water supply to the city and providing industry across Ireland. The Dublin section of the Grand Canal has a storied history, now added to by Walls Construction’s development of Grand Canal Harbour.

Built right beside the Guinness Storehouse, Grand Canal Harbour has been developed at the original terminus of the eponymous canal. Potentially the most ambitious addition so far to the redevelopment of Dublin 8, Grand Canal Harbour is a wonderful new addition, adding 596 apartments and over 300 balconies to the ever-expanding Dublin skyline.

How Sapphire Made It Simple

Grand Canal Harbour was a great example of Sapphire’s ability to streamline the carbon reduction process.

Sapphire’s Nick Haughton spoke on the carbon panel at Resibuild’s Guinness Storehouse event (Dublin, 2022) about Grand Canal Harbour as it was being installed just next door.

“There are simple gains [in reducing embodied carbon], practical steps, [such as choosing] to use inset balconies. If a concrete one was used, it would have needed three sides thermally broken, even though it reduces the number of penetrations needed. That’s the kind of thing we’ve got to look at – the embodied carbon and what’s in the superstructure, to reduce the embodied carbon of a project overall.”

Inset aluminium balconies, compared to a concrete alternative, require only a very small part of the product to be thermally broken, in turn reducing costs, labour and time on site. This ensured that Grand Canal Harbour’s embodied carbon was lowered over the full project timeline, keeping the project as sustainable as possible.

In most inset balcony scenarios, balconies need isolating on three sides. However, Sapphire’s inset Glide-On™ balconies used on Grand Canal Harbour only required thermal isolation at the point the connections penetrate the façade thanks to intelligent early design.

Due to the programme being dependant on many trades working on balconies getting sequencing right, the knock on effects one trade can have makes an installation programme very vulnerable to delays. With the inset Glide-On™ balconies used at Grand Canal Harbour, soffits were fitted during production in a fraction of the time it would have taken to fit them on-site.

What are TEDI Ratings and How Do They Affect Balcony Design?

TEDI ratings don’t need to be complex. In fact, by engaging with your suppliers early and making informed decisions, it couldn’t be simpler.

TEDI Ratings Explained

TEDI ratings (or Thermal Energy Demand Intensity ratings) indicate the energy efficiency of a building by measuring how much energy it requires for heating. Essentially, it signifies how well-insulated a building is and how much energy it will take to keep it warm. The lower the TEDI rating, the more energy-efficient a building is and generally speaking, the better for the environment it is.

TEDI ratings aren’t just for developers and suppliers, however. The consumer may keep TEDI ratings in mind when purchasing a property too – lower TEDI ratings can often lead to energy cost savings and so not only are lower TEDI scorers more environmentally friendly, but they’re cheaper to boot.

TEDI is scored over an extended period of time, typically in kilowatt-hours per square meter per year (kWh/m2/year). Firstly, data is collected regarding the building’s heating energy consumption and floor area. The total heating energy consumption (in kWh) is divided by the total floor area of the building (in m2) over a year to determine the energy demand intensity. The resulting number, or TEDI value, is then compared to established benchmarks to assess the building’s energy efficiency.

We spoke with experts on the TEDI rating system who mentioned the importance of TEDI ratings. Bluescape Partner Rob Kirwan spoke on how working strategically with companies that understand TEDI ratings and who can execute sustainable plans is crucial to lowering your TEDI score. Speaking with Andrew Geldard (BDP Quadrangle), he mentioned that the external envelope is key to lowering your TEDI score. Thermally breaking your external envelope elements will have a big effect on your TEDI number. Achieving Passive House levels means focusing on lowering your TEDI score, so taking this into account at an early stage is key.

Innovations in Sustainable Balcony Design

Balcony design and materials can contribute to lower TEDI ratings. Looking at a sustainable alternative to concrete balconies, like a prefabricated solution, can lead directly to a lower TEDI score.

There are plenty of examples of products that have lowered their TEDI ratings through innovation. Whether it’s the inclusion of recycled materials, new technologies implemented throughout the manufacturing process or even an adherence to the Science-Based Target Initiative, each of these approaches has a ripple effect, creating sustainability across the board.

One of these examples is our Next Generation balcony system.

Thanks to a lightweight design and our innovative Clip-On™ anchor, we’ve been able to reduce the weight on a building’s structure when compared to a concrete balcony by up to 4kNm. Balconies are, in fact, very easy to thermally break. The small penetrations mean that less surface area needs to be thermally broken. By featuring a thermal break in the connection anchor, far less heat is lost through the façade, and so a prefabricated balcony can help to make a building thermally efficient and in turn lower a TEDI rating.

There are factors to consider when using a prefabricated balcony, such as compliance with Canadian step codes should also be considered. Having a prefabricated balcony can lead to sustainability benefits, but making sure that balcony designs comply with relevant building codes and regulations, including requirements for structural integrity, fire safety, and accessibility, is crucial for ensuring code compliance.
