Upton Park is a well-known area of London once home to the West Ham football stadium formerly known as the Boleyn Ground. This development is situated just minutes from Upton Park tube station and a short journey from bustling central London.

With planning already approved, Barrett Homes aspired to ensure the balcony design remained consistent with the original drawings while enhancing efficiency and installation speed.

A key constraint was the slow installation of balconies elsewhere on the project, making it crucial to find a faster solution. Additionally, to comply with planning permission, soffits were excluded, resulting in a distinctive underside design.

To overcome these challenges and ensure the project was streamlined by diligence, the balconies were delivered prefinished and ready to Glide-On™ seamlessly onto pre-erected support arms. Imperial Clockhouse, Bromley-by-Bow

History

An ambitious project, supporting the delivery of a new district centre in Bromley-by-Bow, Imperial Clockhouse aims to regenerate a former scaffolding yard and a group of derelict low-rise industrial buildings, vacant since 2011. The project, consisting largely of affordable housing, features 79 of Sapphire’s Glide-On balconies, on which we were pleased to be able to collaborate with Danescroft and Assael Architecture.

Streamlined by Design, Delivered by Sapphire

Developer Danescroft Land Ltd and architect Assael Architecture Limited aspired to develop what was once a ‘complex brownfield site’, consisting of a former scaffolding yard and derelict low-rise industrial buildings, into a new local community for the Bromley-by-Bow area. The land, already surrounded by community space, was envisioned as the next step in a vibrant community plan, creating living and office space.

The constraints that Danescroft and Assael felt however were due to the design of the project itself. Adherence to London Home Building Standards and NHBC guidance meant that designs had to be strict and affordable housing needed to hit a minimum requirement of over 13% in order for plans to be approved. With this in mind, cost-saving measures needed to be taken, whilst also ensuring that the properties could still be sustainable and attractive to potential buyers.

Sapphire came on board at an early stage to assist in the project becoming streamlined by design. By using a lightweight aluminium design with an aesthetically pleasing patterned bar design, the project was able to keep costs relatively low whilst boosting the attractiveness to buyers from the street.

Rationalisation has a significant role in reducing costs throughout construction from design to finished project. By eliminating unnecessary variation through reducing design complexity and taking advantage of processes like BIM, CAD and MMC approaches to construction, costs can be reduced through reducing design and manufacturing hours.

Brent Cross Town (Plot 12)

History

Just 12 minutes from St. Pancras International and the heart of London, Brent Cross Town is the vibrant new redevelopment of Brent Cross Cricklewood. Best known as part of a commercial district with one of the UK’s largest shopping destinations, Brent Cross has been given a refresh in the 2020s as part of Argent Group’s Brent Cross Town redevelopment scheme, bringing 6,700 new homes to the area and a vision for the development to be carbon net zero by 2030.

Streamlined by Design, Delivered by Sapphire

Sapphire played a key role in supporting Maccreanor Lavington, Whittam Cox and Argent Group’s aspiration for a clean, safe and aesthetically unique development at Brent Cross Town (formerly known as Brent Cross Plot 12). This aspiration was part of the core constraint of the development – water management.

Water management was core to the design – both Sapphire and architects Maccreanor Lavington & Whittam Cox needed proof that waterlogging would not be risked at the ground level. Sapphire supplies a unique rainwater management plan alongside our innovative controlled edge drainage method, meaning no rear water pipes would be needed throughout any balcony elevations on the plot. Furthermore, drainage channels were incorporated into the hard landscaping below the balconies, meaning the controlled drainage option could be used.

Sapphire worked alongside the architects, client and contractors to standardise the original design plan. Rationalisation here meant bringing a cantilevered Cassette® balcony to more sections of the project and making the project more cost-effective for our customers.
