History

Situated in Westminster and supported by Westminster City Council, 300 Harrow Road featured over 1,400 metres of community facilities, 112 new homes, 50% of which are designated as affordable. Willmott Dixon have made engaging with the local community a key part of the development of 300 Harrow Road, ensuring that this, the first major scheme completed under Westminster City Council’s Fairer Westminster strategy, sees studio and one-bed homes become available under both social and affordable intermediate rent for the public.

With such a large amount of residential work in hand for the development at 300 Harrow Road, Willmott Dixon aspired for their development to become a stable, affordable set of apartments for the Westminster community. Having worked on large-scale developments before, Willmott Dixon’s primary goal was to make sure the production of every element was tightly controlled.

Given the nature of the project being the first under Westminster’s Fairer Westminster scheme, Willmott Dixon were understandably constrained by needing the support of not only companies they could trust but by needing to work with companies who could help with standardisation and bringing down costs where needed to ensure that 300 Harrow Road truly could be an affordable scheme.

The Didsbury, East Ham

History

Located in the former Town Hall Annex (the Brian Didsbury Centre), this new development in the heart of East Ham blends a 1930s art-deco style sensibility with modern amenities, providing the residents of this London suburb with contemporary residential living, all within a stone’s throw of East Ham station. Sapphire were pleased to be a part of this development, providing over a hundred new balconies for Bugler Developments’ new project.

Having worked together with Bugler Developments on our first-ever Glide-On® balcony project at Staines Road in 2013, both expectations and aspirations were high with The Didsbury. Bugler Developments were aspiring for a smooth installation of various types of balconies, complete with balustrading work on some particularly deep balconies.

The constraints of this project were around the deep-projecting balconies and the space available on-site, meaning a tight install space and restrictive sequencing of balcony installation could have proven an issue if not considered from an early stage.

Sapphire were a key partner on this project, in conversation from a very early stage to streamline the development by experience. Sapphire worked with partners for the balustrading and metal matching work, defining a sill detail that helped with watershed on the balconies. Sequencing of the installation was also defined from an early stage too, with Sapphire’s counterbalance arm allowing for top-down installation where needed. Finally, working alongside Bugler Developments from such an early stage, we were able to work with metallics on the balconies and truly show what can be done with colour when considered early on.

Royal Arsenal Riverside (Phase 9, Blocks A1/A2)

History

Now known as Royal Arsenal Riverside, this development in Woolwich provides uninterrupted views of the River Thames from Sapphire’s Glide-On balconies in a striking gold trim.

The Royal Arsenal was originally an establishment on the south bank of the River Thames that was used for the manufacture of armaments and ammunition for the British armed forces as well as an explosives research base. Most recently, Royal Arsenal has become a mixed-use development by Berkeley Homes, consisting of one of the biggest concentrations of Grade I and Grade II listed buildings converted for residential use in the UK.

With Berkeley Group aspiring for elegance and simplicity, Sapphire assisted in helping them to create balconies that matched that aspiration, leveraging metallics at Royal Arsenal to create a sophisticated aesthetic.

With the challenge of working on a large-scale, high-rise project, the design team had to carefully consider how to maintain a cohesive look without overwhelming the surrounding area. The scale of the development required a disciplined approach, using metallics and streamlined design solutions helped keep the structure impactful and allow the project to maintain its aesthetic elegance despite the constraints imposed by its size.

Where there is a preference for a particular design of a balcony, some simple changes to the way they are designed and installed can make a big difference to the cost. This all adds up when many balconies are installed on one high-rise building, such as here at Royal Arsenal.

The sleek buildings at Royal Arsenal utilised Sapphire’s projecting Glide-On™ Cassette balconies, enhancing the overall look of the project. Shackleton Phase 4, Dublin

History:

Named after the Anglo-Irish Antarctic explorer Ernest Shackleton, this new development builds on the history of Dublin. Best known as a suburban centre to the west of Dublin city centre, Shackleton Phase 4 is a new development in Lucan, Dublin, providing quiet residential living to countless residents, on which Sapphire provided 86 balconies.

The initial aspiration for the Shackleton development was to embody the spirit of creativity and advancement, which Sapphire helped make a reality by using a future-ready balcony system.

At this stage, the client hadn’t used our balcony system before, so their dilemma was whether they could trust both our process and our product. By engaging with the client at an early stage, Sapphire was able to explain the system in full detail, show examples of previous proven successes in the marketplace and give them the confidence to use a brand-new system on their project.

Efficiency in logistics was a prime example of the success of the Shackleton project. We showed the client how our factory process worked and encouraged a sense of trust with the stage-by-stage assembly. By showing the client that we don’t manufacture with a “just-in-time” mindset and manufacture each balcony far in advance of when it’s needed, the client was able to put faith in the process.

When it came to delivery, transport logistics were smooth. History:

Tallaght is the largest county town of South Dublin and one of the largest settlements in the area. Tallaght has seen a rise in modern development since the late 1960s, with cutting-edge arts centres and amenities all within reach of brand-new residential developments. One of these new developments, Cooldown Commons (previously known as Citywest Phase 3), features 335 of Sapphire’s innovative balconies.

Streamlined by Experience, Delivered by Sapphire:

Sapphire worked closely with Cairn PLC to deliver on their aspiration of building a sustainable yet cost-effective series of balconies for the Citywest project. Meeting the two requirements can often take time and concessions have to be made, but Sapphire was able to meet the brief without needing to reduce quality in aesthetics, structure or sustainability.

Cairn worked from an early stage with Sapphire. We were able to streamline the balcony journey by using our experience in the balcony industry. We brought the aspirations of cost-effectiveness and sustainability together, taking the weight off the balcony structure. Creating a lightweight balcony meant needing fewer connections to the building. In turn, both operational and embodied carbon were reduced.

Lightweight balconies don’t lose anything in rigidity, however. The Crossings, Adamstown

History:

Located just east of Dublin’s city centre, Adamstown is a suburban development aiming to be the first new town in Ireland since Shannon Town in the 1960s. The development currently consists of residential housing projects and links to the city centre. One of the newest developments is The Crossings, a sprawling development by Quintain, featuring over 300 balconies manufactured and supplied by Sapphire Balconies.

Streamlined by Experience, Delivered by Sapphire:

Quintain aspired for The Crossings, Adamstown, to be something of a blueprint for the larger development taking place in the area. This meant working with different types of façade, developing different design aesthetics for the balconies, and various connection methods, such as hollow core slabs in this case.

Connecting to hollow core slabs was crucial for this project, and Sapphire’s experience with different types of connection meant we were able to choose different types of pre-approved products for our balcony connections but also were able to rationalise the design of the balconies where possible to reduce the overall cost.

Brickfield Square, Dublin

Located in the south of Dublin, Brickfield Square is a new development in Crumlin, bordered by the Grand Canal to the north and east. The development is comprised of 282 apartments over four blocks, providing residents with numerous amenities, green space on their doorstep and a Sapphire balcony to step out onto.

Traditional concrete balconies have drained via a rear pipe, risk ingress and require frequent maintenance. Brian M Durkan & Co Ltd aspired to prevent these issues from arising for their residents for the design life of the building.
