The Next Generation Suite

At the heart of our exhibition was the presentation of our Next Generation Balcony. Designed to redefine outdoor living, this innovative balcony solution offers a perfect blend of aesthetics, functionality, and durability. Visitors had the chance to experience firsthand how our balconies are shaping the future of architectural design.

The benefits of our Next Generation suite are exciting and tangible – it’s lighter than ever, safer for installers, has more possibilities for both aesthetics and connection methods and is kinder for the construction industry. We’ve managed to lower our embodied carbon by an impressive 19% across stages A1-A5.

Our Commitment to Sustainability

Beyond products, we showcased our Vision 2030 document, a testament to our long-term goals and commitment to environmental, social and governance (ESG) goals. Our participation in the science-based target initiative (STBi) underscores our dedication to aligning our business practices with environmental responsibility and in line with the United Nations Sustainable Development Goals. Visitors got a firsthand look at how we are actively shaping a sustainable future by creating bespoke environmental product declarations (EPDs) for all of our products, by encouraging the use of electric vehicles and through quarterly charitable giving.

One of the highlights of our time at London Build was the promotion of our new and extensive customization options. With our new Clip-On® connection, we’ve even been able to reduce moment forces back to the building as low as 4kNm, making it a lighter, more sustainable option.

Reduced Embodied Carbon

Across stages A1-A5, we have successfully reduced our CO2 emissions by an impressive further 19% compared to our previous low-carbon balcony product. A Balcony Fit for a Palace

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]London’s most famous palace balcony is set to get a 21st Century makeover thanks to CABS and our latest balcony advancement –Generation II Advance Graphic System. G.A.G.S. is an ingenious graphic screen that allows every balcony to be truly unique.

Developed by Sapphire’s chief designer April Asinus G.A.G.S. is the next step in the development of our CABS design technology. The system allows a super high 16k definition screen to be installed onto the balustrade of either new or existing balconies. The system dramatically changes the aesthetic by displaying high resolution graphics which can be changed at the touch of a button.

Images can be changed quickly and easily using Sapphire’s intuitive app. Simply upload your image, or choose one of the pre-loaded options, follow the on-screen instructions and the look and feel of your balcony can be changed in under a minute.

Balcony decking can also get a similar makeover with the introduction of a specialist HD coating that allows the appearance of the decking to be manipulated.

The palace’s new G.A.G.S. makeover is expected to be ready in plenty of time for the next public appearance, where we might see an update to the red velvet swag traditionally used at such events.

Looking Back on Pomona Wharf

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]Pomona Wharf was a record-setting project for us, achieving 34 balconies installed in a day. Time was critical and in short supply because there was no dedicated site crane available. Offsite manufactured concrete wall panels were chosen and required use of the crane to be installed.

It was essential that crane time was kept to a minimum and that balconies were installed as quickly as possible to keep the costs of crane hire down. To meet this requirement a high volume of balconies needed to be delivered to site smoothly and efficiently.

Once on site, the balconies had to be unloaded and installed quickly to allow for further lorryloads to be delivered. This had to be achieved by working in synergy with the install of the wall panels and other trades on site. The first installation day reached a total of 24 followed by 34 balconies installed on the next installation day by Sapphire accredited installers, McKean.

This was possible thanks to our offsite production and Rigid.Ready.Right. brand promise. With traditional JIT or Just In Time production, the speed of balcony install is limited by the speed balconies can be manufactured and sent to site. With our brand promise, we guarantee all balconies will be produced Ready for dispatch ahead of the agreed date, eliminating delays.

At Pomona Wharf, this meant balconies could be transported from secure storage at Winchester to site as required without delay avoiding additional crane costs and keeping the project programme on track.

Sapphire Beats the Clock at Watford Riverwell

While it’s no surprise that time is of the essence on site, the Watford Riverwell project had a particularly tight timescale for delivery and install of balconies. We rose to the challenge, keeping the project programme on track thanks to our Rigid.Ready.Right. brand promise.

The Watford Riverwell development built in partnership between Kier Property and Watford Borough Council is transforming 70 acres of contaminated brownfield site into a flourishing community. The project boasts 750 residential units, office, leisure and retail space as well as 4.5 acres of green open space.

The development has already elevated the local area as the River Colne and surrounding banks have been cleared, restoring it to its former tranquillity to the benefit of residents. The formerly industrial land is being given a new lease of life by being regenerated into a peaceful family-friendly neighbourhood including a new primary school and improved public spaces.

We were instructed to supply 84 Glide-On™ Cassette® balconies with vertical bar balustrades for the Woodlands phase of the Watford Riverwell project.

Schoeck anchors were chosen and cast-in but some were, unfortunately, cast incorrectly positioned, presenting a challenge for the Sapphire accredited installers. Delays to the balcony install would have been a significant issue for this project as time constraints were especially tight.

With traditional bolt-on balconies, misaligned anchors would cause significant delays. Fortunately, the Glide-On™ system can enable a +/-20mm tolerance so, despite the misplacement of the anchors, the balconies were successfully installed.

With consideration for the site programme, the balconies were prefinished offsite ahead of the deadline on an efficient and quality-controlled production line at our Winchester facility and safely stored until ready for install.

Once the site was ready balconies were loaded and ‘nested’ onto pallets to minimise the number of lorries heading to site and improve the efficiency of install. Reduced lorries not only reduce emissions and transport costs, but it also ensures minimal traffic onsite keeping the flow of deliveries as smooth as possible.

A further benefit of the Glide-On™ system to the Watford Riverwell scheme was that balconies could be installed in any order required to fit with the work of rest of the trades onsite.

Unlike bolt-on balconies, no installer is required to work under a live load and as they are installed from inside the building, there is no need for a ground-up approach. The flexibility this afforded meant time onsite could be organised more efficiently to meet the programme completion deadline.

The Sapphire Rigid.Ready.Right. brand promise meant that costly delays were avoided as the balconies were Rigid, meeting our high standard of deflection (L/360 twice the British standard of L/180), they were Ready ahead of the agreed date and they were Right, first time.

When asked how our balcony system compares to traditional balcony methods the project manager said “Miles apart. Glide-On™ is far superior”. The rapid speed of install also took the project manager by surprise saying he “didn’t believe it would happen”.

Sadiq Khan Takes Aim at London’s Housing Crisis

London’s mayor, Sadiq Khan, is making efforts to tackle the capital’s housing shortage by setting ambitious goals and applying pressure for additional funding.

In May figures released showed a record-breaking number of affordable homes were initiated with City Hall’s support. The figures also included the highest number of council homes in London in 34 years, since 1985.

Khan has more than doubled the number of homes started in Boris Johnson’s final year, totaling 14,544 affordable homes.

The mayor’s Affordable Homes Programme, launched in 2016 is set to complete in March 2022, has secured a total of £4.8bn in funding from the government.

However, a new study by City Hall has found that £4.9bn is needed per year to deliver the amount of affordable housing the city needs, 7 times more than current funding levels.

Tackling UK Balcony Fires – Post-Event Summary

On 3rd December we hosted an event for architects, specifiers and contractors aimed at tackling UK Balcony Fires and reducing the fire risk on high rise residential buildings.

The all-day event was held at one of London’s most prestigious tall buildings – The Gherkin. To start the day, Sapphire hosted a roundtable breakfast discussion on reducing the incidence of balcony fires. Attended by 8 key individuals from all areas of the construction industry including architects, structural engineers, developers, a representative from the Ministry of Housing, Communities and Local Government, and other industry bodies. This was an excellent opportunity for an essential cross industry discussion.

The second part of the day was a series of Thought Leadership presentations, interspersed with valuable networking sessions, allowing each delegate to discuss individual technical information.
The event attracted around 100 delegates.

The Thought Leadership presentation was split into two separate CPDs, Balcony Fires and Balcony Design.

Starring Role for Sapphire’s Glide-On balconies in Elstree

Rapidly installed, Rigid balconies based on Sapphire’s patented Glide-On™ Cassette® system have a starring role in new apartments at Isopad House in the popular commuter town of Borehamwood in Hertfordshire.

Sapphire’s patent-protected system combines the benefits of manufacturing the balcony structure (Cassette®) offsite with fast-track installation using its own innovative connectors. Balconies are made ahead of time to each client’s specification. They are then moved to third party logistics hubs to ensure they are Ready and Right, for just in time delivery. Complete balconies for Isopad House, including decking, balustrades and soffits, were transported via steel pallets on trailers – with four balconies ‘nested’ onto each pallet to make transport more cost effective, safer and to maximise the utilisation of space while travelling. Once on site, balconies were offloaded, lifted into position and simply ‘sliding’ onto pre-erected supporting brackets, without installers having to fix them from underneath.

Balconies for Isopad House were installed by one of Sapphire’s install partners, The Director of which says Sapphire’s unique system is a really clever idea.

Sapphire’s Offsite Solution Sets New Record For Balcony Installation

Sapphire Balconies’ new offsite balcony solution has enabled an entire residential project’s pre-assembled balconies to be installed in a single day. Sapphire used its pioneering development to manufacture 22 complete balcony units, including glass balustrades and sub-deck, delivered to the new apartments in Bedfont, West London fully ready for the rapid balcony installation.

The offsite balcony manufacture was done in Sapphire’s Reading production facility while post fixed connections and arms were being completed. With the building prepared, the balconies were transported to site ready for fast track fixing to the façade using the system’s innovative Glide-On connectors. Aimed specifically at the high-rise housebuilding sector, Sapphire says its patent-protected new system makes it simpler, faster and more cost-effective to provide high quality balconies for residential projects.

Sapphire’s design and manufacturing team worked closely with London-based living-architects and Bugler Developments to build an exacting specification for the new apartments, which were built by Bugler Developments on behalf of Stoll, a UK charity providing housing and support for ex-Service personnel. Funding for the £7.5 million project includes generous support from The Royal British Legion’s External Grants programme and the Greater London Authority, among other donations.

Manufacturing and assembling apartment balconies in its factory enabled Sapphire to maintain a high degree of quality control. In addition, Sapphire’s offsite balcony solution helped minimise site time and associated costs, such as scaffolding hire, and product quality was kept consistently high compared with completing more of the work on site. The modular units were transported to site with pre-positioned lifting eye locations already incorporated in the balcony Cassette (the deck structure). Whilst balconies usually have to be craned into lower positions, working from the bottom of a stack upwards, balconies on this project were craned into position, starting at the top of the three-storey building and working down in a number of locations. This process was made possible by a unique balcony lifter connected to the crane; a robust, innovative tool specially developed by Sapphire which has been independently tested and certified. When balcony units are being lifted into place, the system offsets the crane hook to the outside of the balcony balustrades, enabling balconies to be installed beneath the balconies above them in a stack rather than being limited to having to start with the bottom floor balconies in the stack and working up the building.

The apartment balconies incorporate glazed balustrades from Sapphire’s Crystal frameless, structural glass system. With no vertical support posts to impede views, Crystal balustrades are a particularly popular choice for residential balconies. The balconies’ clear toughened laminated glass infill panels are combined with satin polished marine grade stainless steel capping, designed to give a minimalist appearance whilst offering high corrosion resistance.

Summing up, Nick Haughton, Head of Marketing at Sapphire Balconies, says:
