How have prefabricated balconies benefited Vienna House, Vancouver?

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]At Sapphire Balconies, we’re passionate about innovation and sustainability. Our balcony solutions are designed to deliver quality and efficiency, streamlining balcony projects.

Our ongoing work at Vienna House in Vancouver is witnessing the integration of Sapphire’s prefabricated balconies into the project in Canada, contributing to the project’s efficiency goals. Prefab balconies, still making their way into Vancouver, were selected owing to their:

  • safety
  • ease of installation
  • reduced impact on the construction schedule.

What benefits do our prefabricated balconies offer the development?

Vienna House is an affordable, highly sustainable housing project in Vancouver which aims to showcase innovative designs and processes, including prefabricated building components and off-site manufacturing.

We’re pleased to be supplying prefabricated balconies to the development, supporting the vision of developer BC Housing to become an example for other affordable housing projects across Vancouver.

  1. High Quality: Manufactured and assembled in the controlled conditions of the factory line, prefabricated balconies go through strict quality checks, ensuring a high level of quality and a lower risk of error.
  2. Thermal Efficiency: Our balconies are thermally broken as thermal breaks are already built into the balcony anchor points, minimising heat loss. Moreover, the aluminum construction of our balconies makes them lightweight, reducing the number of extra brackets required to connect to the building structure.
  3. Improved Project Speed: By requiring fewer on-site trades, prefabricated balconies significantly reduce project delays and labour time.
  4. No On-Site Storage Required: Pre-finished balconies are delivered to the site ready for installation – a major benefit for developments in busy locations that have limited storage space.
  5. Faster Installation Time: Our balconies are pre-finished and delivered to the site ready to be installed, reducing balcony installation and project time.

“The Sapphire balconies check a lot of boxes on the goals in the Vienna House project charter. They are durable and support resilience by providing passive shading, and they improve quality of life for residents.” – John Wall, principal and co-founder of Public Architecture.

Prefabricated Balconies in Canada: How do Sapphire’s balconies maximize thermal efficiency?

Considering how disruptive low temperatures and extreme weather can be across Canada, the thermal performance of buildings should be considered from concept to completion.

Based on the climate conditions across Canada, building codes and region-specific standards like the Toronto Green Standard should be met.

  1. The difference between a balcony by Sapphire and a traditional concrete slab is that Sapphire includes a thermal break in the balcony at the design stage.
  2. Sapphire maximizes thermal efficiency whilst maintaining a rigid structure within the balconies by incorporating thermal breaks in tactical locations – these can be located between the floors and ceilings of apartments, acting as an extra layer of insulation around the balcony arms.
  3. The insulation materials we use to form the thermal break help insulate the small area in question. Architects should consider using high-quality insulation for floors and ceilings, too.

How are Prefabricated Balconies contributing to sustainability at Vienna House?

With the aim to lower the development’s carbon emissions and energy consumption, Vienna House is being designed using sustainable practices and components. From prefabricated and off-site manufacturing to innovative designs, Vienna House will showcase various sustainable construction examples.

  1. Easy to Transport: Our aluminum Cassette® balcony decks are much lighter than a concrete alternative, making them more efficient to transport and install, reducing transport emissions. The balcony materials have a 19% reduction in embodied carbon when compared with concrete balconies.
  2. Enhanced Building Efficiency: Prefabricated balconies need only a couple of small connections to secure them in place, keeping the thermal barrier of the building intact. This reduces the risk of cold bridging and makes the building energy-efficient for occupants.
  3. Recyclable: Thanks to the Glide-On technology, balconies can be easily removed at the end of their lifespan, then disassembled and sent for recycling.

What Are The Handrail Options For My Next Canadian Development?

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]Sapphire Balconies, a leading provider of bespoke guarding solutions, offers a variety of innovative and elegant designs that can elevate Canadian developments and add value to them.

Discover how Sapphire supplied and installed 10,000 panels for guarding at Baltimore Wharf, a 45-storey landmark for luxury living in London.

Guarding is not just a safety barrier but also a design statement and privacy protector. Choosing the ideal handrail and guarding design and type is essential to maintaining a building’s aesthetic appeal and meeting its functional requirements.

What guarding options does Sapphire offer for Canadian Developments?

Sapphire is focused on developing and providing pre-finished modular balconies while offering various types of balustrading, guarding and handrail design choices that are equipped to serve diverse preferences.

Whether your chosen building style is designed to continue a heritage of the location’s industrial theme or a modern façade, a suitable guarding design can be selected from our range.

Frameless Glass Guarding:

The first option and the preference for most projects has been frameless glass guarding (also known as frameless structural glass). Frameless structural glass provides an uninterrupted view from the balcony itself and has a minimalistic appeal when looking from the ground up.

Sapphire designs frameless structural glass guarding keeping in mind three key considerations: base fixing, choice of glass, and handrails or cappings. We ensure that all our choices comply with the latest regulations and the highest safety standards, giving residents and clients assurance and peace of mind.

Vertical Bar Guarding:

Vertical bar guarding is a common choice. While historically they were considered to be a low-cost, industrial-looking infill option, now vertical bar options are used as part of a neat architectural style. Recently, vertical bar balustrades are being used to create distinction and architectural style.

We have created a solution that enables individual fixing of bars to avoid vertical bar infill panels and to allow a consistent uninterrupted flow.

Perforated Sheet Guarding:

Guarding designs can be customised and tailored according to the client’s preferences. To ensure that the design is cost-effective, it is recommended to optimise the designs and keep them consistent. Perforated balustrade panels are manufactured from an aluminium sheet, perforated, and then powder-coated to a RAL colour.

See the versatility of perforated sheet guarding in action in our projects in London and Southend on Sea.

Privacy Screens:

In large residential developments with multiple apartments, privacy is important for residents’ comfort and integrity. When it comes to terraces, continuous walkways, or balconies that have access from differing apartments, privacy is key. By far the most effective privacy screen option is satin pre-etched glass, which is a cost-effective and durable solution that creates privacy but allows light to pass through.

Integrating Circular Economy Principles into Dutch Balcony Design

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]The construction industry is taking a proactive role in integrating sustainable plans and practices into its business operations. This transformation not only positions it as an advocate and practitioner of environment-friendly principles but also empowers it to significantly reduce the environmental footprint that construction has been leaving behind.

Application of the circular economy in construction will set the pace for future growth, further reinforcing this sense of responsibility. Central to circular economy principles are strategies that focus on waste reduction, material reuse, and resource recycling aimed at promoting sustainable and efficient resource utilisation.

High-rise balconies, often overlooked in sustainability discussions, hold immense potential to embody these principles. Reimagining their design, materials, and construction methods enables transforming balconies into sustainable components of urban architecture. In this article, we take a closer look at how high-rise balconies can integrate circular economy principles to minimise waste and advance sustainability.

The Circular Economy in the Netherlands

The Netherlands is at the forefront of the global shift towards a circular economy. The country’s commitment to sustainability is reflected in its ambitious goals and comprehensive strategies aimed at minimising waste and maximising resource efficiency. According to ‘The Netherlands Circular by Design’, an article on renewable matter, the Dutch government has set a target to become fully circular by 2050, with an intermediate goal of halving resource use by 2030.

Key to this transition is collaboration among government bodies, industry leaders, and the public. Policies such as extended producer responsibility, incentives for using recycled materials, and stringent waste management regulations support this vision. The construction sector, in particular, is a focal point for these efforts, given its significant impact on resource consumption and waste generation.

In urban areas, implementation of circular economy principles is visible in various innovative projects. From retrofitting existing buildings with sustainable materials to designing new structures with modular components, Dutch architects and builders are pioneering new ways to reduce environmental impact. High-rise buildings, with their extensive use of materials and complex structures, offer unique opportunities to integrate these principles, making every component, including balconies, part of the circular system.

Designing High-Rise Balconies With Circular Economy Principles

Use of Recycled Materials

Using recycled materials in balcony construction is an integral part of our strategy to reduce waste and conserve natural resources. Traditional construction methods have relied heavily on virgin materials, which deplete natural resources and generate significant waste. In contrast, recycled materials require less energy to produce and help in diverting waste from landfills. By using recycled materials, the construction industry can lower its carbon footprint and contribute to a more sustainable environment.

Our Glide-On balconies at Sapphire utilise materials such as recycled aluminium, which is lightweight and durable and requires only 5% of the energy used to produce new aluminium.

Modular Design

Modular design refers to construction of buildings using prefabricated modules or sections that can be easily assembled, disassembled, and reassembled. This approach allows for greater design flexibility, simplifies the construction process, and reduces waste. Modular components can be manufactured in controlled environments, ensuring higher quality and reducing the likelihood of material wastage on site. Additionally, modularity facilitates easier upgrades and maintenance, as individual sections can be replaced without disturbing the entire structure.

Our Glide-On balconies are designed in modular sections that can be effortlessly installed on high-rise buildings. These modular balconies can be tailored to fit various architectural designs and specifications, providing a customisable solution for different projects. If a section of the balcony needs to be replaced or upgraded, it can be done without in-situ dismantling, minimising waste and disruption. This modular approach not only enhances sustainability but also offers practical benefits for architects and builders.

Demountable Connections

Demountable connections are construction techniques that allow components to be easily disassembled and reassembled. This method is beneficial for maintenance as it simplifies the process of replacing or repairing parts. Furthermore, at the end of a building’s life cycle, demountable connections enable the components to be dismantled without damage, facilitating recycling and reuse. This approach aligns with circular economy principles by promoting the continual use of materials and reducing the need for new resources.

Our Glide-On balconies incorporate demountable connections that enable the individual components to be easily detached and reused. These connections ensure that balcony sections can be removed for maintenance or replacement without damaging the surrounding structure. At the end of the balcony’s life cycle, the components can be fully dismantled, sorted, and recycled. By designing with demountable connections, we support a sustainable life cycle for our products, contributing to reduction of construction waste and conservation of resources.

By integrating recycled materials, modular design, and innovative connection methods, our Glide-On balconies exemplify application of circular economy principles in construction. These innovative approaches help us and our clients minimise the industry’s environmental impact and also provide practical benefits in terms of flexibility, maintenance, and resource efficiency.

Benefits for Architects

  •   Environmental Impact: Incorporating circular economy principles into balcony design significantly diminishes the environmental footprint of high-rise buildings, aligning with global sustainability goals.

Connecting to a traditional frame

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]The Netherlands is home to over 200 buildings standing at 70 metres or higher. With even more of these towering structures currently being planned in The Hauge, Amsterdam and other cities across The Netherlands, now’s a better time than ever to consider your project’s balcony requirements. Traditionally, balconies have been fixed to buildings by connecting to a traditional frame made of concrete.

What is a traditional frame?

A traditionally poured concrete frame is built from the ground up, poured between stacks of rebar steel to create a sturdy wall to the building. Thanks to its rigidity, this method is used to this day as a reliable (albeit slower than a precast alternative) way to build apartment blocks and a durable material to anchor a balcony into. However, given how labour and carbon-intensive this approach is, many countries are looking for more advanced approaches.

We can connect to a traditionally poured concrete façade in several ways with our lightweight aluminium Cassette® balconies. Thanks to the slim, manageable form factor of our Cassette® balconies, any number of connections can be made, such as a tie-rod connection, a Remote Locker connection or even our innovative Glide-On™ solution.

Tie-Rod

The tie-rod connection is a fantastic choice for a traditionally poured frame as it makes minimal penetrations into the façade, meaning less risk of thermal bridging over time. Furthermore, far less raw material is used with the tie-rod connection, making it a sustainable, greener solution as both embodied and operational carbon is reduced.

Remote Locker

The Remote Locker is another smart solution, using radio technology and a small, toolbox-sized device which fixes the balcony to the arm anchors. With the Remote Locker, the stub arms are cast into the concrete façade as the façade is being poured. The main body of the arms are fixed inside the balcony Cassette® and raised by a crane up to the stub arms. The Remote Locker then fixes the arms to the stubs with a series of bolts controlled through a radio signal. Once the bolts are fixed, the balcony is safe to be stepped onto by a worker and the Remote Locker can be safely removed.

Glide-On

Finally, the Glide-On™ solution is available for traditionally poured frames. Using our innovative and speedy solution, we cast the anchors into the concrete slab, forming a robust base for the balcony Cassette® to slide directly onto, being secured by an on-site team.

Traditionally poured concrete frames have been used for decades and due to their structural benefits, they will likely be used for many decades to come. Thanks to that reliability, securing balconies to a concrete frame can be done incredibly sustainably with a tie-rod connection, smartly with the Remote Locker design or faster than ever before with our innovative Glide-On Cassette system.

Connecting to a precast facade

[vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]It could be argued that the future of construction is in sustainability. Sustainable practices such as lowering embodied carbon emissions, using recycled content or a more sustainable material such as aluminium are all viable options, but connecting to a precast facade could be the solution many people in residential construction are looking for.

What is a precast façade?

A precast façade is a modern method of construction where wall panels can be constructed offsite in a factory environment. The concrete is poured and cast over pre-lined fascia and cladding details, then transported to and fit on a live building site.

The benefits of a precast façade begin at conception – unlike traditionally poured concrete frames, the balcony anchors in a precast façade can be considered during the design phase. An architect will be able to make choices in the design stage that allow anchor stubs to be cast discretely into the façade so that balcony installation can be made faster and easier during the façade fitting stage.

Further to this, there are numerous sustainability and cost benefits to using a precast façade. Similarly to the benefits of our innovative Glide-On™ system, using a precast façade will reduce the total manhours spent onsite as installation of the walls will be far quicker. A great number of precast facades can be transported at once instead of the equipment needed for traditional pouring, so transport costs and carbon emissions will also be reduced.[/sapphire_textBlock][sapphire_textOverlayBlock image=”11590″ heading=”Precast Facades” button_text=”Read more” button_link=”url:http%3A%2F%2Flocalhost%2Fbalconies%2Fglobal%2Fglide-on-variation-connecting-precast-facade%2F|title:Glide-On%20Variation%3A%20Connecting%20to%20a%20Precast%20Fa%C3%A7ade” double_height=””]Learn more about precast facades – their history and how they are becoming the go-to sustainable solution for The Netherlands.[/sapphire_textOverlayBlock][/vc_column][/vc_row][vc_row width=”70″ background_image=””][vc_column][sapphire_textBlock]

Connecting a balcony to a precast facade

The benefits of a precast façade don’t just end there, however. Due to the innate strength of a precast façade, the options for balcony connection are abundant – from tie-rod anchors and remote lockers to an innovative new ultra-low carbon solution currently in the works at Sapphire.

Casting a wall with the stub brackets already in place means that strict template measurements for the arm anchors can be adhered to. Our accredited installers work to precise measurements and having these arms measured in a factory environment means a minimal chance of measurement faults on delivery.

Once again, due to the innate strength of a precast concrete façade, it means the balcony connections can be placed on a different number of areas on the wall. This allows solutions such as a tie-rod connection to be feasible. Tie-rods connect the balcony to the façade at both a floor and handrail level, balancing the forces put on the balcony via a tie-wire.

Remote Locker devices are also incredibly useful for precast façade walls. If a balcony needs lifting to a difficult-to-reach area or to a façade built off site, a remote locker device can be used. This small device, no larger than a briefcase, sits above pre-installed arms inside the balcony Cassette® and, once the balcony has been lifted to the precast façade’s installed stub arms, fixes them together via radio signal, making the balcony safe to step out onto.

Thanks to modern methods of construction, precast facades are incredibly useful for low-carbon balconies as the balcony no longer needs to connect directly to the concrete floor slab. The enormous structural stability of a precast concrete façade allows for connections in various areas of the wall and even allows for the anchors to be cast-in before they’ve left the factory shop floor.

Various methods of connection are available for a precast façade such as a tie-rod, a remote locker or even an upcoming ultra-low carbon solution. Connecting a Sapphire balcony to a precast concrete wall has never been easier.
